In a study of logistic property in the Grand Ouest western region, EOL emphasizes that the region is progressively responding to the increasing requirements of logistics and gives details of the operations being developed.
Nantes-Saint Nazaire, the 4th French port, offers a quadri-modal site. The main sectors are Carquefou, in the layout and development phase and the port of Nantes-Saint Nazaire. On the edge of the port of Quimper and the Zac du Kerdroniou, transactions and new arrivals have been moderate in the last few years, the market remaining essentially internally generated, with some local logistic and industrial players. Rental values vary enormously depending on the use of the port infrastructure.
At Le Mans, the marketing company notes two business zones currently being developed: the Zac d’Auvours, on 110 ha, and the Zac du Monné, on 150 ha. On the 1st, class A centres, to be constructed, will be offered at 40-42 €/m²/year excluding tax and charges. In Beaumont, the programme will offer 42,000 m² at the end of 2008. Angers Métropole mainly accommodates industrial and logistic companies on two parks: Saint Barthélémy d’Anjou and Beaucouzé. On 1st, 32,000 m² are to be let at 42 €/m²/year. Taking current programmes into account, 200,000 m² will be available in mid-2008, and 100,000 m² at the end of 2008, according to the EOL inventory. The reported values are from 42 to 44 €/m²/year.
On La Rochelle, the logistic zones essentially attract local players, with rental values oscillating between 25 and 40 €/m²/an. In the Rennes conurbation, projects are being studied. With the strength of a homegrown market oriented towards the food industry, and growing tertiary centres, “it has what it takes to attract”, suggests Entrepôtonline.
